A series of public hearings will be held on August 28 at the Brookhaven Town Board Meeting to discuss the Neighborhood Road Redevelopment Project in Mastic Beach. The hearings are scheduled for 5:30 p.m. at Brookhaven Town Hall, located at 1 Independence Hill, Farmingville.
These hearings are part of the State Environmental Quality Review process and will include presentations on several planning documents, such as the 2023 Urban Renewal Plan, the 2025 Draft Land Use Plan, Zoning Code and Regulating Plan, and the Draft Generic Environmental Impact Statement (DGEIS). The board will also consider proposed changes to zoning for parcels within the redevelopment corridor.
Supervisor Dan Panico commented on the project’s progress: “The redevelopment of Neighborhood Road has been a long time coming. After years of planning and multiple studies, we stand ready to bring this project to reality.”
Councilwoman Karen Dunne Kesnig stated, “We are committed to giving Mastic Beach residents a downtown of which they can be proud of; a place where they can eat, shop and meet friends and family, and be proud to call their home.”
The DGEIS is available online at www.brookhavenny.gov. Hard copies can also be reviewed at several locations: Brookhaven Town Clerk’s Office and Department of Planning, Environmental and Land Management in Farmingville; Mastic Moriches Shirley Community Library’s Mastic Beach Satellite Branch; and Mastic Moriches Shirley Community Library in Shirley.
Public comments on the DGEIS will be accepted until close of business on Monday, September 29. Comments should be sent by email to [email protected].

According to officials, new zoning regulations aim for redevelopment that aligns with local goals for a vibrant mixed-use downtown area. Plans focus on quality architecture and livability intended to encourage investment, economic growth, job creation, pedestrian activity, and new housing opportunities.
