Stony Brook University launches mixed-use residential project focused on housing expansion

Stony Brook University has announced a new mixed-use residential development initiative aimed at expanding on-campus housing, addressing affordability issues, and creating a new campus gateway that connects the university with its surrounding community. The project is being led by the Stony Brook Housing Development Corporation (SBHDC).

The plan focuses on building a district on the university’s West Campus that will include student and workforce housing, retail and dining options, shared amenities, parking facilities, and sustainable energy infrastructure in a village-style setting. The university aims to create a high-quality residential area that enhances student life, supports recruitment and retention of staff, and improves the overall campus experience.

To begin this process, SBHDC has issued a Request for Qualifications (RFQ) to attract experienced development partners capable of managing such a large-scale project. According to William Herrmann, Vice President for Facilities & Services and Chief Sustainability Officer: “Housing is foundational to student success and to the long-term strength of the university. The planned mixed-use residential development reflects a thoughtful, integrated approach to campus planning that brings together student and workforce housing, shared amenities and sustainable infrastructure. The district is strategically located near mass transit and designed to foster a vibrant, walkable, college-town gateway with a main-street feel that supports our academic mission, strengthens community and positions Stony Brook for continued growth.”

With over 26,000 students enrolled at Stony Brook University and increasing demand for on-campus accommodation, the initiative seeks to expand available living space while also improving quality and affordability. New apartment-style housing is expected to be ready by Fall 2029 with features intended to promote academic engagement and social interaction.

The initiative also includes plans for workforce housing targeting medical residents, junior faculty members, and staff—a response to rising local housing costs that have made it difficult for institutions like Stony Brook University Hospital to recruit and retain employees. These residences will feature amenities designed specifically for employees’ needs.

In addition to living spaces, the project will offer ground-floor retail outlets, dining areas, outdoor gathering spaces, and other shared amenities meant to support both students and staff while contributing to an active campus environment.

Sustainability is another major focus of the project. Plans call for energy-efficient buildings powered by all-electric systems as well as scalable clean energy solutions in line with state requirements such as Executive Order 22 and New York’s Climate Leadership and Community Protection Act.

The RFQ marks the initial phase in selecting qualified development teams; successful candidates may then proceed to submit detailed proposals during a later stage of procurement. More information about the RFQ can be found at https://procurement.sbhdc.org.
